openforeclosure

Find NYC buildings before they go to auction.

By the time an auction is announced, everyone knows about it. We often spot buildings a year or more earlier, tell you who to call, draft the emails, and give you the hard numbers so you walk into the negotiation with the best insight in the room. Long Island is underway.

Try 11354, 11355 or 11377.

The auction is the worst time to show up

At the auction it's all cash, no inspection, and you're bidding against the bank and the neighbors. The good deals happen earlier, between the people who already know the building is in trouble. Our job is to get you into that group early.

How it works

  1. We watch the city

We check every small building in Manhattan, the Bronx, Brooklyn and Queens. When one starts to slip, we see it.

  2. You get a short list

The buildings in trouble, ranked, with a note on what usually happens next.

  3. You reach out, ready

We tell you who is deciding what happens to the building, draft the emails for you, and send you in with what you need to negotiate: what the building is worth, what the lender is likely to do, and what to ask for.

What's in the file

A Dossier is everything we know about one building, in one place, ready to send to a lender or a partner.

  • The building and its legal units
  • Who owns it and who holds the loan
  • Where the case stands and what comes next
  • Recent sales nearby, with the forced sales marked
  • What a bank would lend and what you'd need to close
  • Who to call, in order, and when
  • The emails, written
  • A walkthrough checklist

How this started

We went after a six-unit building in Queens that was listed for sale. The listing looked normal.

The records said otherwise. The lender was already moving, and the auction was weeks out. We worked out who was deciding what happened next, and wrote to them.

That's the product: the same work, done for you, with months of notice instead of days.

Questions

Where does the data come from?
Public records. A person checks everything before it goes out.
Do you contact homeowners?
No. We don't sell owner contacts. We help you reach the people handling the sale.
How fresh is it?
Each ZIP shows when it was last scanned. Scheduled refreshes are being set up; until then we rescan on request.
What does "Check one building" mean?
Send us an address you're considering and we tell you whether it's headed to auction and roughly how far along it is. If it is, the price counts toward a Dossier.
Can I cancel?
Yes, anytime. Early pricing stays as long as you keep the plan.
Which areas do you cover?
Manhattan, the Bronx, Brooklyn and Queens today; not Staten Island yet. Long Island (Nassau and Suffolk) is underway; put in a ZIP there and you'll be first to hear.
